Your Deck Deserves Better
Living and working on the Gold Coast for over 25 years, I've seen what our sun, salt air, and summer storms do to outdoor timber. My team and I have replaced more decks than I can count where the owners thought the boards would last forever. The right materials and build method make all the difference up here, and I've learned most of those lessons the hard way.
If your Gold Coast home has a weathered, splintering deck or a plain concrete patio that's too hot to walk on barefoot — you're not alone. Outdoor flooring takes a beating in our climate, and most decks built more than 10 years ago are showing it.
A deck or patio renovation is one of the most satisfying upgrades you can make. The space is already there. You're just making it usable again.
Material Comparison
Hardwood Timber Decking
The classic choice. Spotted Gum, Merbau, and Blackbutt are the most common species used on the Gold Coast.
Pros:
- Beautiful natural grain and warmth
- Cool underfoot compared to composite in direct sun
- Can be sanded and refinished multiple times
Cons:
- Requires oiling every 6-12 months (realistically, twice a year on the Gold Coast)
- Will silver and crack if maintenance is skipped
- Susceptible to termites unless treated
- Higher upfront cost than treated pine
Cost: $250-$450 per m² installed (including substructure)
Composite Decking
Brands like Modwood, Trex, and NewTechWood are increasingly popular. Made from a mix of recycled timber fibres and plastic.
Pros:
- Very low maintenance — no oiling, no sanding
- Won't splinter, crack, or rot
- Consistent colour and finish
- Most brands offer 25-year warranties
Cons:
- Gets hotter than timber in direct sun (can be uncomfortable barefoot on north-facing decks)
- Doesn't have the authentic look and feel of real timber
- Can't be sanded or refinished — what you see is what you get
- Scratches from furniture are permanent
Cost: $300-$500 per m² installed
Treated Pine
The budget option. CCA or ACQ treated pine is widely available and affordable.
Pros:
- Lowest material cost
- Easy to work with
- Termite and rot resistant (when treated properly)
Cons:
- Requires regular staining or painting
- Softer timber — dents and marks easily
- Doesn't age as gracefully as hardwood
- The green tint of treated pine needs to weather out before staining
Cost: $150-$280 per m² installed
Concrete or Paved Patio
For ground-level areas, concrete or pavers offer a permanent, low-maintenance solution.
Pros:
- Extremely durable
- Minimal maintenance
- Design flexibility — stamped, exposed aggregate, honed, or tiled
- No structural subframe required (slab-on-ground)
Cons:
- Can be hot in direct sun (lighter colours help)
- Harder underfoot — less comfortable for extended standing
- Cracking possible if the slab isn't properly engineered
- Less visual warmth than timber
Cost: $100-$300 per m² depending on finish
Design Considerations for the Gold Coast
Elevation and Drainage
Gold Coast properties often sit on flat or gently sloping land with clay soils. Poor drainage under a deck leads to moisture problems, pest attraction, and structural decay.
- Minimum 400mm clearance between ground and deck bearers for ventilation
- Fall away from the house — 1:100 minimum gradient on any paved surface
- Ag-pipe drainage around the deck perimeter if you're on clay
Bushfire and Flood Overlays
Some Gold Coast areas have specific requirements:
- Flood zones — decks may need to meet minimum floor height requirements or use water-resistant materials
- Bushfire areas — timber decking within BAL zones may need to be a specific species or replaced with non-combustible materials
Balustrade Requirements
If your deck is more than 1 metre above ground level, you need a balustrade:
- Minimum 1000mm high
- Maximum 125mm gaps between balusters (child safety)
- Glass, timber, steel, or wire — all compliant if installed correctly
- Frameless glass is the premium Gold Coast choice — unobstructed views and a modern look. Budget $350-$600 per linear metre.
Refreshing an Existing Deck
Not every deck needs replacing. If the structure is sound, a refresh can save thousands:
1. Sand back to raw timber (hire a deck sander or get it done professionally)
2. Replace damaged boards — match the species and profile
3. Check and tighten fixings — replace any rusted screws with 316 stainless steel
4. Oil or stain — Cutek or Intergrain are our go-to products for Gold Coast conditions
5. Add lighting — recessed LED deck lights in the steps and perimeter transform the space at night
Cost for a professional sand and oil on a 30m² deck: $1,500-$3,000.
Budget Ranges
| Project | Typical Range |
| --------- | --------------- |
| Deck refresh (sand, repair, oil — 30m²) | $1,500 - $3,000 |
| New treated pine deck (30m²) | $5,000 - $9,000 |
| New hardwood deck (30m²) | $8,000 - $14,000 |
| New composite deck (30m²) | $9,000 - $15,000 |
| Concrete patio (30m²) | $3,000 - $9,000 |
| Full deck with roof, lighting, balustrade | $20,000 - $50,000+ |
Maintenance Schedule
| Material | Task | Frequency |
| ---------- | ------ | ----------- |
| Hardwood | Oil/stain | Every 6-12 months |
| Hardwood | Full sand and re-coat | Every 3-5 years |
| Composite | Clean with deck wash | Every 6 months |
| Treated pine | Stain or paint | Every 1-2 years |
| Concrete | Pressure clean and reseal | Every 2-3 years |
